Lease terms

Lease Term The lease term will begin on a mutually agreed-upon date in September 2026 and will continue for 12 months, ending on the corresponding date in September 2027, unless terminated earlier in accordance with the terms of the Lease and applicable California law. Monthly Rent The monthly rent is $2,500, due on the 1st day of each month. Security Deposit A refundable security deposit of $3,750 is due prior to or at the commencement of the tenancy. The security deposit will be handled and returned in accordance with applicable California law. Upon termination of the tenancy and surrender of the premises, the landlord will inspect the unit. The security deposit may be used only for lawful purposes permitted under California law, including unpaid rent, certain unpaid utility charges, or repairing damage beyond normal wear and tear. Any remaining balance of the security deposit will be returned to the tenant within 21 calendar days after the tenant has vacated the premises and returned possession to the landlord, in accordance with California law. If deductions are made, the landlord will provide an itemized statement as required by law. Electricity Electricity is not included in the monthly rent. The unit has a separate electric meter, and the tenant is responsible for paying the monthly electricity charges based on actual usage. Water The tenant will pay a fixed $30 per month water fee, in addition to the monthly rent. Condition of the Premises The tenant agrees to maintain the unit in a clean and good condition and to return the premises at the end of the tenancy in substantially the same condition as received, except for ordinary wear and tear. Move-Out Inspection At the end of the tenancy, the landlord and tenant may arrange a move-out inspection to identify any potential issues or repairs. Any security-deposit deductions will be made only as permitted by applicable California law.
