Lease terms

1. Utilities & Essential Services Private Systems: The property operates on a private well and septic system. Tenants must practice "septic-safe" habits (e.g., no flushing of non-biodegradable items or harsh chemicals) to maintain system health. Tenant Accounts: Tenants are responsible for establishing and maintaining accounts for: Electricity: Provided by Duke Energy Progress. Internet/Cable: Provided by Spectrum. Waste Management: Trash collection is not provided by the landlord. Tenants may choose to hire a private service or self-haul to a local convenience center. 2. Pet Policy We are a pet-friendly property with the following limits to protect the acreage and interior: Maximum Occupancy: A maximum of three (3) pets are permitted on the property. Pet Fee: A non-refundable, one-time fee of $50 per pet is due at the time of lease signing. Responsibility: Owners are responsible for any damage to the interior or excessive wear to the landscape. 3. Grounds & Maintenance Yard Care: Tenants are responsible for all routine yard maintenance, including mowing the immediate house perimeter and managing overgrowth to keep the 3-acre lot tidy and accessible. Storage: The climate-controlled crawl space is available for storage; however, items must be kept organized and clear of the heating unit and mini-split components. 4. Smoke-Free Environment Strict Policy: To maintain the air quality of the home and protect the wooded landscape from fire hazards, smoking and vaping are strictly prohibited anywhere on the property (including all indoor spaces, decks, and the surrounding 3 acres). Failure to adhere to these defined guidelines may result in maintenance surcharges or lease termination.
