Lease terms

12-month lease preferred. Available September 1, 2026. Rent is $2,400 per month. Water, trash, recycling, and snow removal are included. Tenant is responsible for electricity, gas, internet/cable, and any personal utility services. First month's rent and a $2,400 security deposit are due at lease signing. Rental application, credit and background screening, proof of income, references, and renter's insurance are required. One cat may be considered with prior approval. No smoking. Dogs are not permitted under the association's pet rules, except where required by applicable law. Tenants, occupants, and guests must comply with all Treetop Condominium Association Rules and Regulations. A copy of the association rules will be incorporated into the lease. Community rules (summary): - Quiet hours are 10:00 PM to 7:00 AM; excessive noise or disturbances are prohibited. - Tenants are responsible for the conduct of their guests. - Parking is limited to the assigned carport and one additional approved parking space. All tenant vehicles must be registered with property management and be registered, inspected, operational, and properly parked. No RVs, campers, boats, trailers, or oversized commercial vehicles. - No personal belongings, shoes, furniture, trash, or other items may be stored in hallways or common areas. - No exterior alterations, signs, satellite dishes, landscaping changes, decorations, or structures without association approval. - No bird feeders or feeding wildlife. - No charcoal grills, hibachi grills, smokers, fire pits, or tiki torches. Gas grills must be used at least 10 feet from buildings, decks, overhangs, and tree lines. - No garage sales or lawn sales. - Tenants must follow snow-removal and parking instructions. - Tenant violations may result in fines, towing, or charges assessed to the owner and passed through where permitted by the lease and law.
