Lease terms

12-month lease. First month's rent, last month's rent, and a $2,100 security deposit due prior to move-in. Tenant responsible for all utilities. Electric, gas, internet, cable, and any other transferable utility accounts must be transferred into Tenant's name prior to occupancy. Water, sewer, and trash service shall remain in Owner's name. Tenant shall reimburse Owner for the full monthly utility charges within five (5) days of receiving a copy of the bill. Utility reimbursements shall be considered additional rent under the Lease. Failure to reimburse utility charges may constitute nonpayment of rent. Tenant agrees that any unpaid utility reimbursements, water charges, sewer charges, trash charges, late fees, or utility-related damages may be deducted from the security deposit. Tenant is responsible for lawn care, landscaping maintenance, snow and ice removal, and replacing furnace filters at least every ninety (90) days. No smoking or vaping permitted anywhere on the property. Renters insurance is required prior to move-in. Background, credit, income, employment, and rental history verification required. Household income should be at least three (3) times the monthly rent. Pets considered on a case-by-case basis with additional deposit and/or monthly pet rent. No subletting, assignment, or short-term rentals (including Airbnb, VRBO, or similar platforms) permitted. Maximum occupancy limited to approved occupants listed on the lease. Tenant must maintain adequate heat during winter months to prevent frozen pipes and promptly report any maintenance, plumbing, heating, water intrusion, or safety issues. Tenant shall maintain the property in a clean and sanitary condition and promptly dispose of all garbage and waste in appropriate containers. Owner reserves the right to require additional screening information and deny applications that do not meet rental criteria.
