Rental Requirements & Lease Terms Rent: $1,295/month | 12-Month Lease - $1,295 security deposit plus first month's rent required before move-in. - Gross monthly income must be at least 3x rent ($3,885/month) with verifiable proof of income. - Zillow Rental Application required before showing. Current Zillow application fee is $35 per adult applicant and includes credit and background screening. - 650 minimum credit score preferred. - No evictions or material history of unpaid/late rent. - No bankruptcy filed or discharged within the past 5 years. - Rental history and landlord references may be verified. - No pets. - No smoking or vaping inside the home or garage. - Renter's insurance required with minimum $100,000 personal liability coverage. - Rent is due on the 30th of each month. A $50 late fee applies if full rent is not received by the end of 5 day grace period. - Tenant pays electric. - Owner provides water, sewer, trash, lawn maintenance and pest control. - No subletting or short-term rentals. - All occupants must be disclosed and approved as permitted by applicable law. - Tenant is responsible for keeping the home clean and for damage beyond normal wear and tear. - All applicants are evaluated using the same rental criteria and in accordance with applicable Fair Housing laws.
