Lease Terms & Conditions Lease Duration: 1 year. Financial Requirements: Move-in Costs: First month's rent, last month's rent, and a security deposit are due in full prior to move-in. Monthly Rent: Due on the 1st of each month via Zelle or another form of electronic transfer. Utilities & Services: Tenant Responsibility: Tenant is responsible for all utility accounts, including electricity, water, trash collection, and any internet/cable services. Lawn Maintenance: Tenant is responsible for regular mowing, edging, and debris removal for the entire lot to maintain neighborhood standards. Property Rules: No Pets: This is a strictly pet-free property. No animals are permitted on the premises at any time. No Smoking: This home has previously been a non smoking household. Due to the wear and tear associated with indoor smoking it is requested that tenants do not smoke inside the home. Occupancy: Maximum of 4 tenants due to size of home and septic system. Only individuals listed on the lease may reside in the home. Guests staying longer than 14 days require written landlord approval. Maintenance & Care: Septic System: The property uses a septic system. Only toilet paper may be flushed. Flushing "flushable" wipes, feminine products, or grease down drains is strictly prohibited; any damages or clogs resulting from these items will be the financial responsibility of the tenant.
