Month to month lease, however we would like a long term tenant ( one year minimum, preferred) to apply. Utilities included in monthly rent payment are water, electricity , trash, our Cox internet account (highest speed and data level), our Cox cable account( with movie and sports package), weekly gardner, and window/screen cleaner every 4 months. You can chose to buy your own internet, and if so, that is at your own expense. $3900 ( or 4200 if two people) is your total monthly cost. Gas is the only utility you pay 1/3 of. Electric vehicles cannot be charged at the Casita. Special filtered water system in place with new filters provided upon move in, a $ 500 value. 1st month + $3900 (4200 if two people ) Security deposit + $500 non refundable cleaning fee. Casita is attached to the main house ( shares a wall in common like a townhome) but feels like your own detached beautiful home. This custom home was built with the Casita's total privacy in mind. Quiet, non smoking, non-vaping tenant may apply. No strong scents such as incense burning nor very strong spices in cooking, due to landlord allergies. No loud music. No business can operate out of the Casita however remote working welcome. Landlords are therapists who work part time from home so maintaining the zen-like atmosphere is important for both of our businesses. Each tenant must be pre-approved by Landlord prior to moving in and rent will increase by 300/month for an additional tenant or a visitor that resides in the casita over 5 days per month. Additional $50/month pet fee per pet, if pet is approved. Nonrefundable pet deposit required of $700/pet, if pet is approved. No subletting. Parking for one vehicle on driveway as well as extensive street parking available with one car per adult tenant permitted. Pre screening phone call required. No waterbeds. No heavy items that can damage the hardwood floors. No storage of excess items in backyard therefore a storage unit or rented garage space in Dana Point might be needed based on your possession's. No collections in credit history nor new jobs under 6 months that you are relying on for proof of income.

Gardner and utilities included, except 1/3 of gas bill and internet if you don't want to use the one provided. No electric car charging available. Items with excessive electrical needs will be charged separately. There is NO GARAGE however you can often find one for rent in the city. Non smoker. Pets must be approved by landlord. Application, verifiable income check, credit history, and background check. References required. This is not a vacation rental nor a place where business can be conducted.
