Lease terms

Lease Duration: A 1-year (12-month) lease is preferred. Alternative lease durations may be considered and are open to negotiation for well-qualified applicants. Utilities: Owner pays for water, sewer, and trash removal. Tenant is responsible for all other utilities, including electricity, and internet/cable. Income & Credit: Monthly household income must be at least 3x the monthly rent. Applicants must have a clean credit history with no prior evictions or rental collections. Deposit & Fees: A security deposit equal to [1x or 1.5x] month's rent is due at lease signing. A non-refundable cleaning fee of $300 applies upon move-out. Application: Each adult occupant (18+) must submit a separate application and undergo a background, credit, and criminal check. Application fees are non-refundable. No-Smoking Policy: This is a 100% smoke-free property. Smoking, vaping, or burning any substance including tobacco, e-cigarettes, and medical or recreational marijuana is strictly prohibited anywhere inside the home, on private balconies/patios, and in all common areas. Violations constitute a material breach of the lease and will result in immediate lease termination and cleaning fees deducted from the security deposit. Pet Policy: Small and large dogs are welcome with prior written approval, subject to breed restrictions. Absolutely no cats allowed. To qualify, dogs must not belong to any aggressive or restricted breeds. A non-refundable pet fee of $350 and monthly pet rent of $50 apply. All pets must be disclosed on the application. Landlord Access: The owner/landlord reserves the right to enter the premises for routine inspections, repairs, and maintenance. Except in emergencies, the landlord will provide a minimum of 48 hours' advance notice to the tenant, and entry will occur during reasonable business hours. Renter's Insurance: Tenants are required to obtain and maintain a renter's insurance policy with a minimum of $100,000 in liability coverage, naming the owner as an interested party.
