Lease terms

Rent & Payment Monthly rent is $4,000, due on the 1st of each month and must be received by 5:00 PM. Payments received after that time are considered late, and late fees apply per the lease agreement. What's Included Pool service and landscaping are both included in the rent. A licensed pool service company maintains the pool on a regular schedule, and professional landscaping keeps the exterior looking great year-round no extra cost to you. Tenant Responsibilities Tenants are responsible for a few routine maintenance items: replacing furnace filters, keeping the water softener stocked with salt, and swapping out the RO filters on the manufacturer's recommended schedule. We ask that tenants report any minor issues within 7 days and emergency issues like water damage, HVAC failure, or anything affecting health and safety within 24 hours. Pets Pets are welcome with prior written approval. All approved pets will be listed in a Pet Addendum at lease signing. A pet fee and refundable pet deposit apply. Pets are not permitted in the pool. Pool The pool is available for tenant use and is maintained by our pool service. We ask that the pool gate remain latched when not in use, no glass containers are brought into the pool area, and children under 14 are supervised by an adult at all times. Tenants should not add chemicals or adjust any pool equipment. Early Termination We ask for a minimum of 60 days written notice if you need to leave before the lease end date. An early termination fee equal to 2 months rent applies, and tenants remain responsible for rent until a replacement tenant is in place. We will work to re-rent the property as quickly as possible.
