Lease terms

**There will not be tours without prequalifying. You must earn at least 3.5x the rent, minimum credit score is 600, no evictions, clean background check. If you do not meet these minimum requirements, please do not inquire about the property or request a tour.** No pets, no smoking. First month and security deposit payment due at signing. Rent payments due on the first of the month. Any rent payments made after the 5th day of the month will incur a 10% late fee. Water and condo association fees are paid by owner. You will not have a water bill!! You will pay power bill and any other utilities, including phone/TV/internet. Renters insurance is required (typically only about $5-$20/month). 2 parking spaces provided, guest parking available. Lease is for 1 year. Tenant responsible for keeping the unit clean, must own a reasonable vacuum, will replace applicable light bulbs, air and water filters. Must clean tree debris from porch and balcony. Must immediately report any serious problems such as leaks, etc. Inspections by the property owner will be performed on a quarterly basis. Lease may be renewed after 1 year but is not guaranteed.
