    Reservation fee (equal to one month rent) is due within seven days of contract execution, and the amount is one month's worth of rent. Caps on utilities are: $100 for electricity, $100 for gas and $50 for water. (per month). Any usage beyond said caps will be deducted from deposit. If deposit is not sufficient to cover expenses, tenants agree to pay whatever bill is owed beyond the caps for the period for the period of the lease. Owner will be responsible for cable and WIFI, property taxes, HOA fees, mortgage (if any). Any movies ordered will be tenants' financial responsibility. If tenants wish to cancel and listing agent is able to lease the home for the same period of time, owner will refund all funds in full.
