Lease terms

The term of the lease is one year. Rent is due on the first day of each month. Payments more than five days late will be subject to a $50 late fee. A $10/day fee will be added for each subsequent day. If lessee breaks the lease and moves out before the end of the lease, one or more of the following charges apply; A lease breaking fee of 2 months rent will be charged, the lessee will continue to pay rent until the house is leased to other occupants, the lessee may forfeit all or part of the security deposit to pay unpaid costs. Renters pay utilities (electricity, water, sewer, natural gas), internet fees, garbage and land line for phone if desired. No smoking of any kind is allowed in the house or garage. One dog and one cat are allowed if they are well behaved. There is a refundable pet deposit of $500 to cover potential damage to the house or property by pets. The property is not fenced. Pet noises must be kept at an appropriate level. Renters are responsible for general property upkeep. This includes removing leaves etc from driveway, walkways and deck. Clearing build-up in gutters as possible & alerting landlord when debris build up on roof. There is an automatic sprinkler. Owners hire a gardener for 2 hours monthly for additional yard work. Parking is allowed in garage and on the driveway but street parking is allowed only in street pullouts provided by HOA. Vehicles parked or stored for long periods on the property or in pullouts is not allowed. Care should be taken to catch oil leaks from car engines with metal pan or flat protector. Tenants are responsible for testing smoke alarms on each seasonal turn over (solstice, equinox,etc). Also filters in the heat pump systems should be checked and changed every 3 to 6 months.
