Tenants contract with and pay directly to the utility companies for the following: Gas and Electric (Xcel) and Water/Sewer (Denver Water). Internet service is also contracted for and paid by the tenants. The aforementioned untilities are NOT included in the rent. There is an inground sprinkler system and yard care, which includes mowing and leaf removal, and which will be provided by Owner. Tenants will be responsible for maintaining the exterior of the property by removing trash, branches and other debris deposited anywhere in or on the yard and tree lawn in a timely manner. Tenants will also be responsible for snow removal on public sidewalks and walkways to the house within city ordinance time limits. Trash and recycling bins are provided and paid for by the Owner. Tenants will also be responsible for maintaining the interior of the house in a clean and non-cluttered manner, as well as reporting to the Owner any damages and/or non-functioning systems or appliances in a timely manner. There are two window air conditioners for the second floor spaces, and a portable air conditioner for the first floor. The property is a non-smoking one and fire arms and illegal drugs are strictly prohibited. There is parking on the street. If you have a pet, there may be a pet deposit as well as pet rent. No dogs, please. There may also be a fee for extended stays by Guests.

The fenced yard has trees and gardens, a brick terrace and wood deck along with a secluded place for a hammock and a good book. Washington Park is just minutes away, great restaurants are within walking distance, and Broadway's entertainments are 7 blocks to the west. There is a small, unfinished basement suitable for storage. The property is offered as one rental. The garage is not included. Showings will be to prospective tenants who have submitted a completed application. Showings will also have to be scheduled so as not to intrude unnecessarily on the current tenants.
