Lease Terms & Conditions -Lease Duration: Minimum of a one-year (12-month) lease required. -Monthly Rent & Move-In Costs: Monthly rent is $4,000. Move-in requires a security deposit equal to one month's rent ($4,000) alongside the first month's rent. -Utilities & Services: Tenant is responsible for 100% of all utility services including water/sewer/trash(Hialeah water), electricity(FPL), and internet/cable(AT&T). -HOA Fees & Compliance: Owner covers the standard monthly HOA dues. However, the tenant is strictly responsible for adhering to all community rules and regulations. Any HOA violations, warnings, or financial fines resulting from tenant negligence, behavior, or failure to maintain the property will be billed directly to the tenant and must be paid immediately. -Lawn & Exterior Maintenance: Tenant is fully responsible for regular lawn care, weeding, and exterior maintenance of both the front and back yards. Properties must be kept in a condition that consistently meets HOA aesthetic criteria. -HVAC Maintenance: The owner will supply replacement A/C filters. The tenant is strictly required to replace these filters every two months and must provide dated photographic evidence of completion. -Smoking Policy: Strict no-smoking policy permitted anywhere inside the premises or on the property grounds. -Pet Policy: No pets allowed. -Renters Insurance: Tenants are required to maintain a standard renters insurance policy with a minimum of $100,000 in personal liability coverage, naming the landlord as an additional interested party, prior to move-in. (Note: This is a standard policy designed to protect your personal belongings; coverage typically costs approximately $15 to $25 per month depending on the provider). -Rent Due Date & Late Fees: Rent is due on the 1st of each month. A late fee of 5% of rent will apply if rent is not received by 11:59 PM on the 5th of the month. -Property Condition: A joint move-in and move-out inspection will be conducted. The tenant agrees to return the property in the same pristine condition as received, normal wear and tear excepted.
