Lease Terms Summary Lease Duration & Flexibility: 30-day minimum stay strictly required in compliance with San Juan Capistrano city ordinances. Flexible mid-term lease options are available (1 to 6+ months), making this home ideal for insurance relocations (ALE claims), corporate housing, or families remodeling nearby. Monthly Rent & Security Deposit: Rent is $13,500 month. A security deposit equal to one month's rent is required. All-Inclusive Utilities: Rent includes all utilities water, gas, electricity, trash, and high-speed Wi-Fi up to a generous $500 monthly utility allowance. Overages beyond $500 are the responsibility of the tenant. Mandatory Maid Service: To preserve the pristine condition of the estate, a mandatory biweekly professional deep cleaning is provided and paid for entirely by the landlord. Parking & EV Charging: A strict maximum of 4 vehicles is permitted on-site at any time (2 spaces in the attached garage, 2 spaces in the driveway). The garage is equipped with a Tesla Level 2 EV wall connector. Local street parking is subject to a strict 72-hour city limit. Strict House Rules: This is a luxury, family-oriented neighborhood. Absolutely no smoking or vaping is permitted anywhere on the property (inside or outside). Parties, events, or unapproved large gatherings are strictly prohibited. Neighborhood Quiet Hours: Local quiet hours are strictly enforced to respect our neighbors: 9:00 PM on weeknights (Sunday Thursday) and 10:00 PM on weekends (Friday Saturday). Pet Policy: Small pets are negotiable on a case-by-case basis and require explicit, written pre-approval and an additional pet deposit.
