ABSOLUTELY NO SMOKING OR VAPING INSIDE THIS HOME. (THIS INCLUDES NO MEDICAL OR RECREATIONAL CANNABIS SMOKING ALLOWED INSIDE OF THE HOME). THERE IS A PRIVATE BACKYARD WHERE YOU CAN SMOKE OR VAPE OUTSIDE. ANY SMOKE OR VAPE SMELL INSIDE THE HOME at move out, "as determined by Owner", WILL RESULT IN TENANT'S COMPLETE LOSS OF REFUND FOR ANY AND ALL SECURITY DEPOSIT AT MOVE OUT. PRIOR TO MOVE IN REQUIRED PAYMENTS: 1st mo rent ($2,950.00) and security deposit ($4,200.00) Total $7,150.00 due at move in. Tenant MUST also pay for, and submit proof of payment for renter insurance prior to move in. No keys given to tenant until fully paid. NO EXCEPTIONS. Move in costs do NOT include "Last Month rent" and lease requires 60 day move out notice. NO PETS ALLOWED is our goal, and listed rent and security deposit shown are based non NO PETS. Any pets requested will require owner approval in writing and in advance, (INCLUDING NOTICE OF ANY SERVICE ANIMALS), and both rent rate and deposit amount ARE subject to rent and deposit changes negotiated with upcharge for any approved pets "at owner's discretion". Owner will insist on personal inspection of any proposed pets prior to owner approval. If pets that are not approved in advance by owner are discovered, Owner has authority to raise rent and security deposit at "owner's discretion" or owner has reasonable grounds to issue termination of lease and issue eviction notice to renter. Lease duration: minimum 1 year- Owner might consider longer lease terms at Tenant request depending on Credit and background check reviews of prospective tenants. Tenant Pays for, and MUST sign up and pay for all utilities within Three (3) working days of occupancy. This includes Electric, Gas, Water, Trash, Cable, Fios, Internet, and Alarm monitoring (if tenant wants alarm monitoring). Landlord pays for: - HOA dues (includes tenant access to three pools as long as rent is paid and there are no tenant caused HOA infractions) - Home property landscape maintenance 2x per month or more, plus extra landscape costs as scheduled and approved by owner. Tenant pays for: Renter's insurance policy is required for every tenancy prior to move in, and policy updates are required yearly to continue tenancy. Call Owner for info about obtaining renter's insurance or buy it through Zillow. NOTE: cost Typically is less than $200 per year. We will only show this home to prospective tenants that complete Zillow application with credit and background checks or pay owner $95 per adult 18 years or older non- refundable fee for every person 18 or older, that will live at this property. Prior to signing lease, tenant, and every adult living at the property, MUST complete owner's separate, but required, application with background info and credit info. If applicant has paid for Zillow's credit and background checks, owner will not charge for the owner's more comprehensive checks, but the more comprehensive owner required application will still be required and Owner will pay for the added checks if prospective tenant that has already paid for the Zillow background and credit checks. Other than advertised open house dates where all are welcome to see the home, we will only show home to pre-qualified adult applicants that have completed the minimum Zillow application with credit and background checks for all 18 and over prospective tenants. PLEASE DO NOT DISTURB current tenants. They will not have any answers for you, and they will only direct you to contact the owner.
