Estimated utility costs: * Gas: approximately $200 per month * Water: approximately $120 per month * Trash: approximately $50 per month * Electricity: approximately $250 per year, as the house has solar power Actual utility costs may vary. 4. Pool Maintenance: Tenant is responsible for maintaining the pool in clean, safe, and operable condition. Tenant may choose to use professional pool maintenance services. Estimated pool maintenance costs: * Pool service: approximately $200 per month * Pool filter change: approximately $150 per year Tenant is financially responsible for any pool cleaning, treatment, repair, or remediation required due to poor maintenance, misuse, neglect, or failure to maintain the pool in good condition. 5. Pool Safety: Tenant is responsible for supervising all household members, guests, children, and invitees when using or accessing the pool area. Tenant must follow all pool safety rules and must not disable, remove, or modify any pool gates, locks, alarms, covers, fences, or other safety features. Tenant assumes responsibility for pool use by Tenant, household members, guests, and invitees to the extent allowed by law. 6. Landscaping: Tenant is responsible for landscaping maintenance, including lawn care, weed control, watering, and general upkeep of outdoor areas. Estimated landscaping cost: * Landscaping: approximately $150 per month Tenant is responsible for damage to landscaping caused by neglect, failure to water, misuse, or failure to maintain the yard in good condition. 7. Security Deposit: Security deposit shall be collected in an amount allowed by applicable law. 8. No Smoking: Smoking or use of tobacco, cannabis, or similar products is prohibited inside the home, garage or main deck area. (OK over the gazebo area) Tenant is responsible for any cleaning, odor removal, repainting, or damage caused by smoking or vaping. 9. Fireplaces and Chimneys: Use of fireplaces and chimneys is prohibited. Fireplaces and chimneys are decorative only and may not be used. 10. Heating and HVAC Maintenance: Tenant is responsible for basic HVAC maintenance, including replacing the HVAC air filter at least once per year, or more often if needed. Tenant must promptly notify Landlord of any heating, cooling, or HVAC issues. Tenant is financially responsible for damage caused by failure to replace filters, misuse, neglect, or failure to report issues in a timely manner. 11. Repairs and Damage: Tenant is responsible for damage caused by Tenant, household members, guests, pets, misuse, neglect, or failure to report issues promptly. Landlord remains responsible for repairs required by law, including normal wear and tear and habitability-related repairs. 12. Renter's Insurance: Tenant is required to obtain renter's insurance, including personal property and liability coverage. Landlord is not responsible for loss or damage to Tenant's personal property, except as required by law.
