Terms at 334 S Vaughn Way

When renting this property, the lease duration is for 12 months, with rent set at $2,949 per month, due on the 1st of each month. A security deposit of $2,949 is required at the time of signing, and will be held in escrow. It will be returned at the end of the lease, provided the property is left in good condition (normal wear and tear excepted), with no damage, unpaid rent, or cleaning fees. Late rent incurs an $60 fee after 3 days and increases to $120 if not paid within 14 days of the due date. The tenant is responsible for all utilities, including electricity, gas, water, internet/cable, trash collection, and wastewater management. Pets are allowed, subject to the pet policy, which permits a maximum of two pets, with a pet deposit of $300 per pet and $35/month. Breed or size restrictions may apply. Tenants are responsible for routine care and minor repairs (e.g., changing light bulbs, replacing smoke detector batteries, unclogging drains), maintaining cleanliness, proper waste management, basic landscaping, and promptly reporting any significant issues as soon as possible. The landlord will handle major repairs, including plumbing leaks and electrical problems, HVAC servicing, and appliance maintenance. If a tenant needs to break the lease early, they must provide at least 30 days' notice and will remain contractually liable for rent until the lease ends, or a new qualified tenant moves in whichever comes first. At the end of the lease term, renewal options may be offered at the landlord's discretion. Subletting is not permitted. The property is non-smoking, and tenants must maintain renter's insurance with a minimum liability coverage of $100,000. If tenants wish to make alterations (e.g., painting or installing shelves), prior approval from the landlord is required, and the property must be restored to its original condition at move-out, unless otherwise agreed.
