Lease terms

1. Lease Duration: The standard lease term is 12 months. Shorter or longer lease durations may be considered upon request. 2. Rent and Fees: Monthly Rent: $2300 due on the first of every month. Late Fee: Following the Rental Housing Late Fee Fairness Amendment Act of 2021, any payments made more than 5 days after the due date will incur a late fee of 5% of the unpaid rent. Utilities: Gas, water, and ADT security are $235 a month paid separately 3. Deposit: A security deposit of $2300 is required at the commencement of the lease. This deposit will be returned at the end of the lease term, minus a cleaning fee and any deductions for repairs or unpaid fees. 4. Pet Policy: Pets are considered on a case-by-case basis. If accepted, a separate pet agreement will be required, and additional fees or a pet deposit may apply. 5. Smoking Policy: Smoking is strictly prohibited inside the property. Designated smoking areas may be provided outside the living space. 6. Parking: Street parking is available, and tenants are responsible for obtaining any necessary permits. 7. Maintenance Responsibilities: Tenants are responsible for the following: Keeping the property clean and in good order. Reporting any damages or issues in a timely manner. 8.
