Lease terms

Lessee pays all utilities, cable, internet, and other services used on the premises. During cool weather, heat must be maintained at a minimum of 55 degrees. The Lessee should comply with the "Declaration of Rights, Covenants Restrictions, Conditions, and Obligations for The Echols Village Homeowners Association, Inc". which includes but not limited to: *No more than 3 unrelated persons may occupy dwelling. *No noxious, boisterous, or offensive activity shall be carried upon premises or in the Common Area, nor shall anything be done thereon which may be or may become an annoyance or nuisance to any other Owner or a fire hazard or safety hazard to any other Owner or to any improvement. *No yard sales are allowed. *There shall be no outdoor trash accumulation. All trash must be contained and placed on the curb for pickup each Tuesday. The empty trash receptacle must be removed from the curb each Tuesday. *No permanent parking on the private alleys or public roads within the Development. No smoking inside house. No subleasing. Dogs are allowed with the following stipulations: *$500 per year, per pet, non-refundable fee is required. Limit of 1 dog. *Food bowls and litter boxes are made of impermeable materials and kept non-carpeted surfaced areas only. *The yard is kept clean of pet solid wastes. *Pets are kept clean, groomed, and house-trained.
