Lease terms

Lease Approval Is a 2 part process: 1. Verification of income and rental history (separate process outside of Zillow) 2. Zillow application approval Requirements for Approval: *Local applicants only *No felonies or gross misdemeanors *No evictions *No foreclosures *Must be currently renting under an official signed rental agreement with private landlord or management office. *Verifiable rental history (current and most recent past landlord or management office required) *No late rent payments, complaints, or other rental agreement violations from current landlord *No money in collections owed to former landlords or property management companies *All past non-rental related money owed in collections cannot exceed $2500 *$35 background & credit check fee per person (non-refundable) *Verifiable income (most recent 30 days of paystubs from employer required) *Must be employed by current employer(s) for the past 90 consecutive days *Total combined gross income must exceed $5000 per month *Credit Score of 700 or higher *All adults 18 years old and over living in unit must pass all income, rental history, and zillow application processes Move-In Requirements: *1 year lease term *Prorated first month's rent *$2000 security/damage/cleaning deposit *$250 pet fee (if applicable, flat rate, non-refundable) *Must be able to pay rent using Zelle *Tenant responsible for lawn maintenance *Tenant responsible for all utilities (not including water/sewer)
