Lease terms

This is a room for rent. Another tenant already lives on the property. He is clean, quiet, and respectful. I have 2 available bedrooms, I can rent the extra one if you need office space for an additional $150. Rent is due on the 1st of each month. A late fee of $50 will be charged after 5 days. Tenant is responsible for minor maintenance (light bulbs, air filters, etc.). Tenant must report repairs promptly. Misuse or neglect will be tenant's responsibility. Owner pays for water (water fee included in rent). 1 small dog allowed with a one-time $200 non-refundable pet fee. First months rent and security deposit due upon signing lease. Tenant responsible for lawn care and general upkeep of the exterior of the home. Tenant is responsible for general pest control. Parking only allowed in driveway. No commercial vehicles or inoperable vehicles. No smoking inside the home. No parties or excessive noise after 10pm. Only approved tenants listed on lease may reside in the property. Early termination requires 30 days notice and applicable fees or forfeiture of deposit. Landlord or representative may enter the property with reasonable notice for maintenance or inspection. Security deposit will be handled in accordance with Florida Statutes. No subleasing or short-term rentals (including Airbnb) allowed. Tenant must maintain renters insurance throughout the lease term.
