All utilities (including internet) are included except propane, but the 120 gallon propane tank might last 6-12 months since the only propane appliance is the gas oven. The mini split is very effective at taking the chill off winter temperatures as well as tempering the infrequent hot days. But the climate in this area is quite temperate and allows for natural ventilation much of the year. We find that judicious use of our mini splits is quite adequate while keeping electric bills within reason. No smoking is allowed in the house or on the decks. The owners all work and have small children in school, so they are generally quiet from around 9pm on, except on weekends when they will ocassionally have friends over. Looking for renters who are in a similar space. Potential tenants are encouraged to use the Zillow application before scheduling an in person tour of the cabin. Regardless, the Zillow application is required before being considered for a lease. Current tenant has been here two years before buying a house in the San Lorenzo Valley. There are many photos showing the house on this listing, but it may also be possible to view it in person once the Zillow application has been completed and arrangements made with current tenant.

About the building

Unique mountain cabin, architect designed and built in 1982 on 2 1/2 acres in the redwoods, on upper 236 very close to Big Basin Rerdwood State Park. The cabin is characterized by an inverted heavy timber truss supported on 6 poles in concrete caisson footings. Open plan design with loft which is accessed by ship's ladder. This cabin along with a pole barn, did not burn in the CZU Lightning Fires, but the owners' house on the same property did. The main house has now been rebuilt, along with major renovations and repairs to the cabin. These include all new underfloor insulation and plywood enclosure, new decks in the front, back, and side, enclosed and insulated rear porch, new luxury vinyl plank throughout the main floor area, sealing of all truss elements, new drywall sections in the truss, new paint inside throughout, all new windows and fiberglass doors, new mini split system, new stove, very nice Bosch washer and condenser dryer, new two car parking next to cabin, accessed by a well rocked road on a bit of a grade. Should be no problem for front wheel drive or 4WD. An empty pickup will need a little driving skill. There is also an existing Jotul 602 wood stove which has been refurbished, including a new hearth, and a substantial wardrobe unit in the loft. Existing high quality commercial carpet in the loft remains in pretty good condition with a few small blemishes in one area (see photo) which might be covered depending upon the layout. Existing kitchen cabinets are solid wood and very serviceable. All the seasoned firewood you can use is available on the property provided you can buck and split it. The owner has a splitter. It is not perfect but it is pretty nice and very unique, perfect for one person or a couple, who can negotiate the ship's ladder. The owner is looking for a relatively quiet neighbor, not prone to a lot of visitors or parties, but within reason. The last occupants were long term tenants and avid cyclists who rode all through the Park and surrounding area, leaving after the CZU Lightning Fire. Owner is looking for a minimum one year lease, first month's rent plus security deposit, credit and application through Zillow. However a tenant can also lock in the rental amount with a two or three year lease. A well-behaved pet (dog and/or cat) will be considered. Lease expected to begin Sept 1st.
