Lease terms

Renewal: 12-month option upon mutual agreement 60 days prior to expiration. Transitions to Month-to-Month after 2 full years (24 months), with 30-day written notice required. Financial Terms: Rent: $2,500/month, due strictly on the 1st. Late Fee: $125 (5% of rent) assessed after 11:59 PM on the 5th (NCGS 42-46). Security Deposit: $1,000. Pet Deposit: $350 refundable deposit (if pet approved). Deposit Account Location: First Citizens Bank, 3626 N Main St, Hope Mills, NC 28348 (NCGS 42-50). Utilities & Services: Landlord Covers: Water/Sewer, Trash/Recycling, Routine Lawn Mowing. Tenant Covers: Electricity, Natural Gas, Internet, TV, Phone. House Rules & Policies: Smoking: Strictly NO SMOKING or vaping inside the home, garage, or structures. Renters Insurance: Required ($100k liability min). Proof required prior to Sept 1, 2026, listing Landlord as Interested Party. Subletting / Short-Term Rentals: Strictly prohibited (no Airbnb/VRBO). Guests: Guests staying 14 consecutive days or 30 total days in a calendar year require written approval. Keys & Locks: No altering or adding locks without written permission and providing duplicate key within 24 hours. Pets: No pets authorized at start. Prior written approval, signed Pet Addendum, and $350 refundable deposit required before bringing any pet. Unauthorized pets subject to $50/day fee. Maintenance & Repairs: Move-In Walkthrough: Checklist completed within 7 days of occupancy. HVAC Filters: Tenant to replace air filters every 60 days. Detectors: Tenant responsible for testing and changing batteries in smoke/CO detectors. Yard: Tenant must keep yard free of debris/pet waste for lawn service access. Cosmetic Changes: Permitted ONLY with prior written approval from Landlord at Tenant's expense. Right of Entry: 24 hours written notice for routine access; immediate access in emergency. Casualty/Disaster: Rent abates if uninhabitable through no fault of tenant; option to terminate after 30 days if unrestored.
