Landlord pays up to 250 per quarterly water bill Tenant is responsible for any amount over $250 per quarter. **Property Policies** * No smoking or vaping inside the home * No unauthorized pets * No subletting or short-term rentals (including Airbnb) * Maximum intended occupancy: Up to 3 adults and 3 children, subject to applicable law * Quiet hours: 9:00 PM 8:00 AM **Tenant Responsibilities** * Maintain the home in a clean and sanitary condition * Promptly report maintenance issues, leaks, or damage * Replace light bulbs and smoke detector batteries as needed (where applicable) * Keep outdoor areas neat and dispose of trash properly * Return the property in substantially the same clean condition as received, ordinary wear and tear excepted Qualified applicants only.
