Term of Tenancy This agreement shall be on a month-to-month basis. Either party may terminate this agreement with thirty (30) days written notice. Landlord reserves the right to terminate this tenancy upon thirty (30) days written notice due to legal, court, or property-related requirements. Rent and Deposits First month's rent, last month's rent, and security deposit are due at signing. The security deposit will be held in accordance with applicable law and may be used for damages, cleaning, unpaid rent, or other charges permitted under this agreement. Utilities Tenant is responsible for all utilities, including gas, water, and electricity, and must maintain such services in Tenant's name for the duration of the tenancy. Use and Occupancy No smoking is permitted inside the property. Small pets under 30 pounds are permitted with Landlord approval. Additional deposit or fees may apply. Maintenance and Upkeep Tenant agrees to maintain the property in a clean, safe, and orderly condition, including: Yard Maintenance: mowing grass, removal of limbs, and general debris cleanup Interior Maintenance: routine cleaning of floors, surfaces, and fixtures Windows: maintaining reasonable cleanliness, including interior dusting and removal of accessible debris Tenant shall promptly notify Landlord of any damage, malfunction, or needed repairs. Repairs and Alterations Tenant shall not make any alterations, installations, or repairs without prior written consent from Landlord. Property Condition Tenant shall return the property in a clean and undamaged condition, ordinary wear and tear excepted. Access Landlord may enter the property with reasonable notice for inspection, repairs, maintenance, or legal requirements. Abandonment / Non-Communication Failure to maintain communication, maintain utilities, or properly secure the property may be considered evidence of abandonment, subject to applicable law. General Tenant agrees to comply with all terms of this agreement. Failure to do so may result in termination of tenancy and additional charges as permitted by law.
