We generally look for a credit score of 680+, along with responsible payment history. Income verification Household income should be at least 4 times the monthly rent. Income must be verified with recent pay stubs, bank statements, tax returns, employer verification, or other reliable documentation. And then a phone call to employer. Rental history / landlord references We verify current and prior landlord references, payment history, lease compliance, and whether the applicant has been a respectful tenant. We will talk to them directly. Employment verification We may contact employers or request supporting documentation to confirm stable income and employment. Eviction and housing court history We review eviction history and past landlord-tenant issues as part of the screening process. Full background check A full background screening is required for each adult applicant, including identity verification and criminal background review, handled in compliance with all applicable fair housing laws and local ordinances. Application fee There is a $50 application fee per adult applicant. Rent payment reporting We report rent payment history through a rent reporting service. On-time payments may help build positive rental history, and seriously late or unpaid rent may also be reported. We are looking for responsible, communicative residents who will pay on time, care for the home, and be respectful of neighbors and the property. We apply the same screening standards to all applicants.
