Lease terms

Minimum 12-month lease preferred. First month's rent and security deposit are due at lease signing. Tenant is responsible for utilities, including electric, gas, water/sewer, trash, internet, and any optional services. Renters insurance is strongly recommended and may be required before move-in. The home will be fully vacated by June 12th. Please excuse any current furniture shown in photos or during showings, as the landlord is in the process of moving out. The home is expected to be available for a July 1st move-in. If rented with a July 1st start date, the landlord will offer $500 off the security deposit. Before move-in, the landlord plans to complete several property updates, including sanding and varnishing the wood floors, cleaning up the window frames, and adding epoxy flooring in the laundry room area. Washer and dryer are included with the home. The furnace motor was recently replaced. The finished basement includes newly added carpet and may be used as a secondary living space, family room, office, or flex area. No smoking inside the home. Tenant is responsible for routine lawn care, snow removal, and keeping the property clean and well maintained. Any pets must be approved in advance and may require an additional pet deposit and/or monthly pet rent. No unauthorized occupants or subleasing without written approval. If any maintenance concerns or property issues arise, the tenant should contact the landlord as soon as possible so the issue can be addressed and repaired in a timely manner. Application, background check, credit check, income verification, and rental history verification may be required. Move-in date and final lease terms are subject to owner approval.
