LEASE TERMS 12-24 Month Lease Available SECURITY DEPOSIT $2,600 refundable security deposit. Applicants who do not fully meet screening criteria may be considered on a case-by-case basis, subject to applicable law and additional conditions permitted by law. PET POLICY Up to two pets may be considered with owner approval. Pet rent is $50 per month per pet. Pets must be house-trained, properly cared for, and comply with all local laws and ordinances. Assistance animals, including service animals and emotional support animals, are not considered pets. No pet fees, pet rent, or pet deposits apply to approved assistance animals. Requests for reasonable accommodation will be handled in accordance with applicable fair housing laws. INCOME & CREDIT REQUIREMENTS Household income should be at least 2.5 times the monthly rent. Preferred minimum credit score of 700 for at least one applicant. Applications may be evaluated based on overall creditworthiness, income, rental history, and other screening factors. Income and employment must be verifiable through recent pay stubs, tax returns, bank statements, or other acceptable documentation. RENTAL HISTORY Applicants should demonstrate favorable rental history, including timely rent payments and no prior evictions, subject to applicable law. UTILITIES Flat utility charge of $125 per month, payable with rent. This charge includes: Water Sewer Garbage Recycling Tenant is responsible for establishing and maintaining electricity service through Tacoma Public Utilities. YARD CARE Tenant is responsible for routine yard maintenance and upkeep. Property includes a fully fenced private yard and designated parking area. CRIMINAL HISTORY Criminal history may be reviewed in accordance with applicable federal, state, and local fair housing laws. Individualized consideration may be given based on the nature of the offense, the time elapsed since the offense, and evidence of rehabilitation. ADDITIONAL TERMS Washer and dryer included. No smoking or vaping inside the home. No smoking on the property. PROPERTY VIEWING REQUIREMENT Applicants must view the property before final application approval. Applications will not be considered complete until the applicant has viewed the property in person or participated in a virtual tour arranged with management.
