Lease terms

Lease Terms * Lease Term: 12 months * Monthly Rent: $3,550 * Security Deposit: $3,550 due at lease signing * First Month's Rent: Due prior to move-in * Utilities: Tenant is responsible for all utilities, including electricity, gas (if applicable), water, sewer, trash, internet, cable, and any other utility services. * HOA Dues: Paid by the owner. Tenant agrees to comply with all HOA rules, regulations, and community restrictions. * Pets: Pets may be approved on a case-by-case basis. A refundable $500 pet deposit per pet is required. Tenant is responsible for any damage caused by pets beyond normal wear and tear. * Smoking: No smoking or vaping is permitted inside the home or garage. * Lawn Care: Tenant is responsible for maintaining the lawn, landscaping, and irrigation (unless otherwise agreed in writing). * Renters Insurance: Tenant must maintain renters insurance with a minimum of $100,000 in personal liability coverage for the duration of the lease and provide proof before move-in. * Occupancy: Only individuals listed on the lease may occupy the property without the owner's written approval. * Application Requirements: All applicants age 18 or older must complete an application and consent to credit, background, eviction, employment, income, and rental history verification. * Move-In Requirements: Security deposit, first month's rent, proof of renters insurance, and utility transfer confirmation must be received before keys are released. * Late Fees: Rent is due on the first day of each month. A late fee will apply if rent is not received by the grace period specified in the lease.
