Terms at 3315 Marlene Meadow Way

Lease Duration: This Lease Agreement is for a fixed term of 12 months or more. Early termination by the Tenant is not permitted under any circumstances. Rent Payment: The Tenant agrees to pay a monthly rent of $5000 due on the 1st day of each month without exception. Late payments are not tolerated, and any rent not received by the 5th day of the month will incur a late fee of $50 per day until the rent is paid in full. Security Deposit: A security deposit of $5000 is required and must be paid in full upon signing this Agreement. This deposit is non-negotiable and will be held as security for the duration of the lease. Any damage to the property or unpaid rent will be deducted from the deposit, and any remaining amount will be returned to the Tenant within 30 days after the end of the lease term. Utilities: All utility bills will be paid by Tenant Maintenance and Repairs: The Tenant must keep the property in good, clean, and habitable condition. Any damage caused by the Tenant or their guests must be reported immediately and repaired at the Tenant's expense. Regular maintenance of the property, including yard work, is the Tenant's responsibility. The Landlord reserves the right to inspect the property every 4-5 months with 48 hours' notice. Any damages discovered during inspections will be billed to the Tenant and must be paid within 15 days. Prohibited Activities: No illegal activities, excessive noise, or disturbances are permitted on the property. The Tenant must adhere to all local laws and regulations. Any violation will result in immediate eviction and forfeiture of the security deposit. Occupancy Limits: The property is to be occupied only by the Tenant and immediate family members listed in this Agreement. Subletting, temporary housing, or extended stays by non-listed individuals are strictly prohibited. Pets: No pets are allowed on the property without prior written consent from the Landlord. If approved, a non-refundable pet fee of $500 per pet is required. Any damage caused by pets will be the Tenant's responsibility. Termination and Renewal: At the end of the lease term, this Agreement will not automatically renew. The Tenant must vacate the property by the end date unless a new lease agreement is signed. The Tenant must provide 60 days' written notice if they do not intend to renew the lease. Failure to provide notice will result in a penalty of one month's rent. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the State of Texas.
