Lease terms

Rent: - $900/month, due in advance or on the 1st of each month. - Bi-weekly payments are allowed. - Weekly payments are allowed. - First month's rent, Security Deposit, and early termination fee equals a total of $1800 total due at signing. - If tenant is moving in on any other day than the 1st, then the remainder of the month will be prorated and added to the first month's rent. Lease Terms: - First month is a trial month, after that first month we will resign for 6-12 months. This is contingent on how the first month goes for both parties. Security Deposit: $450 refundable (for damages beyond normal wear and tear). $450 refundable (early termination fee). Acceptable Payment Methods: - Zelle, Venmo, CashApp, cash or check is accepted Tenant responsibilities for Utilities: - Utilities are included except for WiFi Use of Property: - The home is to be used for residential use only by the tenant. Maintenance & Repairs: - Tenant must keep the space clean and in good condition. - Tenant pays for any unreasonable damage (via deposit). If the damage exceeds the damage amount then the tenant will be invoiced. Pet Policy: - No pets allowed Smoking Policy: - No smoking inside the premises. Guest Policy: - Guests may visit, but not stay over night. Late Fee: Rent is due by the 5th of each month, and for every late day starting on the 6th the tenant will incur a late fee of $20 a day. If rent is not paid in full by the 15th including the late fees, then this is grounds for lease termination. Termination of Lease: - 30-day written notice required. - Termination fee: $450 (half a month's rent). - Smoking in the home is grounds for termination of the lease - In ability to coexist with roommates in a safe way is grounds for termination of the lease - Drug use in the home if discovered is grounds for termination of the lease - Violence in the home is grounds for termination of the lease - An inability to pay rent and keep up with rent when it is due is grounds for termination of the lease. Governing Law: - Lease governed by Pennsylvania (PA) law.
