Lease terms

Monthly rent is $3,595 with a 12-month lease. First month's rent and a security deposit of $5,392.50 are due at lease signing. No broker fee. Tenant is responsible for water, sewer, gas, electricity, internet, and any other individually contracted services. This is a smoke-free property. Smoking, vaping, and the use of tobacco or cannabis are not permitted inside the apartment or in the building's common areas. Pets may be considered on a case-by-case basis and require prior written approval. Any applicable pet restrictions or charges will be disclosed before lease signing. Service animals and assistance animals are accommodated as required by law. Laundry is available in the building. Parking is available; street parking is subject to municipal rules and availability. Tenant is responsible for keeping the apartment clean, properly disposing of trash and recycling, preventing avoidable damage, following building rules, and promptly reporting leaks, maintenance problems, or unsafe conditions. Renters insurance is required throughout the lease term. Applicants are evaluated using lawful and consistently applied rental criteria, which may include income, rental history, credit, and references. Criminal history will not be requested or considered before a conditional offer. If criminal history is reviewed after a conditional offer, the applicant may provide evidence of inaccuracies in the record, rehabilitation, or other mitigating circumstances, consistent with the New Jersey Fair Chance in Housing Act.
