Occupancy and Subletting Authorized Residents: Only the individuals listed on the lease agreement are permitted to reside in the home permanently. Subletting: Subleasing, room-sharing, or listing the property on short-term rental platforms (like Airbnb or Vrbo) is not permitted. 3. Maintenance and Care Owner Responsibilities: The owner is responsible for regular lawn care and routine property maintenance to keep the home's exterior and structural systems in good working order. Tenant Responsibilities: Tenants agree to keep the interior of the home clean, sanitary, and well-cared for. Air Filters: To maintain healthy air quality and keep the system running efficiently, tenants are responsible for replacing the air filters every 30 days. Repairs: Tenants will be responsible for the cost of repairs caused by misuse or neglect, such as flushing non-flushable items, pouring grease down the drains, or failing to promptly report active water leaks. 4. Smoking and Pets Smoking: Smoking and vaping are not permitted inside the house or on the covered porch areas. Pet Policy: Small dogs (under 25 lbs) are welcome! A signed Pet Addendum and a pet deposit are required before bringing your dog home. No other pets are permitted without prior written approval. 5. Noise and Community Standards Quiet Hours: Please respect our neighbors by observing quiet hours from 10:00 PM to 7:00 AM, in line with Gainesville city ordinances. 6. Parking and Property Alterations Parking: Vehicles must be operational and currently registered. Please park only in designated parking areas and not on the grass or lawn. Alterations: Please request written permission before painting, changing locks, or making any permanent changes to the property.
