Lease terms

Lease Term 12-month minimum lease preferred. Longer lease options may be available upon approval. Monthly Rent Rent due on the 1st of each month. A late fee will apply after a 5-day grace period. Security Deposit Security deposit equal to one month's rent due prior to move-in. Additional deposits may apply based on application screening results. Utilities Tenant responsible for electricity, water, internet/cable, and trash services unless otherwise agreed in writing. Lawn & Property Maintenance Tenant responsible for basic lawn upkeep and maintaining the property in clean condition throughout the lease term. Occupancy Maximum occupancy limits apply in accordance with local housing guidelines. Pets Pets may be considered on a case-by-case basis with landlord approval. Pet deposit and/or monthly pet rent may apply. Breed or size restrictions may apply. Smoking Policy No smoking permitted inside the home. Parking Driveway and designated parking areas available for tenant use. No commercial vehicle storage without approval. Maintenance & Repairs Tenant must promptly report maintenance concerns. Landlord responsible for major repairs not caused by tenant negligence or misuse. Alterations No painting, mounting, satellite installation, or major alterations without written landlord approval. Renter's Insurance Proof of renter's insurance required prior to move-in and maintained throughout lease term. Early Termination Early termination subject to lease-break fee and required written notice as outlined in the lease agreement. Application Requirements Background check, income verification, rental history, and credit review required for all applicants over 18 years old
