Lease terms

Rental Terms: Monthly Rent: $3,100. Available for move-in August 1, 2026. Lease Term: 12-month lease preferred. Security Deposit: $1,500, due at lease signing. Utilities: Tenant is responsible for gas, electric, water, sewer, trash, internet, and any other tenant-selected services unless otherwise agreed upon in writing. Pets: Pet friendly with owner approval. Maximum of two pets. No pet deposit required. Tenant is responsible for any pet-related damage. Smoking: No smoking or vaping inside the home or garage. Parking: Detached 2-car garage included with alley access, plus paved driveway parking. Yard Care: Tenant is responsible for routine lawn care, snow removal, and general upkeep of the yard unless otherwise agreed upon in writing. Sprinkler system included. Laundry: Brand-new washer and dryer included. Application & Screening: All adults 18+ must complete an application and screening process. Income, credit, rental history, employment, background, and references may be reviewed in accordance with applicable law. Portable Tenant Screening Report Notice: Applicants have the right to provide a portable tenant screening report as defined by Colorado law. If an applicant provides a qualifying portable tenant screening report, the landlord is prohibited from charging that applicant a rental application fee or a fee to access or use the report. Renter's Insurance: Renter's insurance is required before move-in. Other Terms: No short-term rentals, subleasing, or business use without prior written approval. Lease terms are subject to final written lease agreement.
