      Terms at 33 Pedregal Ln

      The Tenant shall pay the first month's rent, last month's rent, and a security deposit of one months rent and or any other fees at the signing of this lease. The Tenant is responsible for the payment of all utilities and services associated with the Property, including but not limited to electricity, gas, water, sewer, cutting grass, cleaning property, trash collection and if desired the use of the pool a local company can be hired to service it and or the tenant can handle the annual tasks associated with a pool. It is required to have a local company open and close the pool to make sure proper maintenance. Smoking of cigarettes is strictly prohibited inside the house at all times. This includes all indoor areas without exception, including bedrooms, bathrooms, kitchen, living areas, hallways, and staircases. Tenants wishing to smoke cigarettes may do so only in designated smoking areas if provided on the property or off the property premises to ensure that smoke does not enter the building through windows, doors, or ventilation systems. The Tenant is responsible for keeping the Property clean and orderly and is liable for any damage caused by their negligence or misconduct. The Landlord is responsible for major repairs and maintenance of the Property's structural integrity. Pets are allowed but need to be approved and will require a pet deposit depending on the number and kind of pets living at the property.
