Lease terms

- Property use: Residential use only. - Term: Starts and ends on the dates filled in the lease. After the initial term, it becomes month-to-month until either side gives written notice. - Rent: Monthly rent is due on the 1st of each month. If the tenant moves in after the 1st, the first month is prorated. - Security deposit: Deposit is held for damages, unpaid rent, or other legally allowed deductions. It is returned after move-out minus valid deductions. - Maintenance: Tenant must keep the unit clean, sanitary, and in good condition, and notify landlord promptly if repairs are needed. - Insurance: Tenant is responsible for insuring their own personal belongings. - Pets: No pets unless landlord gives written consent. Extra pet deposit may be required. - Default: Landlord may terminate the lease with proper notice if tenant violates material lease terms. - Move-out condition: Tenant must return the unit clean and in good condition, except normal wear and tear. - Landlord entry: Landlord must give 24-hour written notice, except emergencies. - Smoking: Smoking is prohibited anywhere near the property. - Alterations: No painting or alterations without landlord's written consent.
