Lease terms

Utilities Tenant shall be solely responsible for payment of all utilities and services associated with the Premises, including but not limited to electricity, gas, water, sewer, trash, internet, and cable, unless otherwise stated in writing by Landlord. Rent and Security Deposit First month's rent and the full security deposit are due and payable at the time of signing this Lease. Possession of the Premises shall not be granted until all required payments have been received by Money Order or Cashiers check. No cash will be accepted. Yard Maintenance Tenant shall be responsible for maintaining the yard and exterior areas in a clean, neat, and well-maintained condition, including regular mowing, removal of debris, and general upkeep throughout the term of the Lease. Pets No pets are permitted on the Premises without prior written approval from Landlord. Pet approval may be negotiable at Landlord's discretion. If approved, Tenant shall be required to pay a non-refundable and/or refundable pet deposit (as specified by Landlord) and may be subject to additional pet-related terms and conditions.
