Lease terms

Property available starting 9/1/2026. A multi-year lease (e.g., 2 year or 3 year) may be negotiable and is preferred. No subletting. Landlord pays monthly HOA fee and routine maintenance of premium hot tub. Tenant shall comply with all HOA CCRs related to use of property and maintenance of front yard landscaping. Tenant shall use hot tub strictly in accordance with the manufacturer's manual. Landlord will provide HOA CCRs and hot tub manual to serious applicants. Non-refundable rental application fee through Zillow. Renters insurance required. First month and last month's rent required at time of lease signing. Renter pays for all utilities and will need to establish accounts with (1) Northwest Energy (natural gas), Flathead Electric (power), City of Whitefish (water/sewer), and internet provider. Total number of occupants is 4. Landlord may allow up to two dogs based on screening of breed and age, and a one time pet deposit of $300 will be required for one dog, and $500 for two dogs. Monthly pet rent $50/dog. No cats. No smoking. Parking: 2 car garage with space for up to four cars in driveway; neighborhood has no offsite parking. Non-passenger vehicles such as travel trailers may only be parked on the property for up to 8 days per month per neighborhood CCRs.
