Rental Lease Summary 2-Bedroom Apartment (Near Weber State University) Monthly Rent: $1,450/month Utilities are $150 per month Optional Add-On: EV Charging: $75/month (must be requested in writing prior to move-in or at renewal) Security Deposit: $1,500 $250 is non-refundable (administrative/move-in fee) Remaining $1,250 is refundable, less any damages or cleaning costs assessed upon move-out Rent Due Date: 1st of each month Late Fee: $75 after a 5-day grace period (rent unpaid after the 5th is considered late) Lease Term: 12-month lease. May convert to month-to-month upon completion with 30 days written notice. Notice to Vacate: Tenant must provide a minimum of 30 days written notice prior to vacating. Move-Out Policy: Unit will be inspected upon vacancy. Damages beyond normal wear and tear and any required cleaning will be deducted from the refundable deposit. Costs exceeding the deposit remain the tenant's financial responsibility. Pet Policy: No pets permitted without prior written approval from landlord. If approved, a $750 pet deposit is required $200 is non-refundable. The remaining $550 is refundable upon move-out, less any pet-related damages assessed during inspection. Smoking Policy: No smoking or vaping of any kind is permitted inside the unit or on the property. Subletting & Short-Term Rentals: Subletting, Airbnb, or any short-term rental use of the unit is strictly prohibited. Guest Policy: Guests staying longer than 7 consecutive days or 14 days total in a calendar month must be approved by the landlord in writing.
