Occupancy * Single occupancy only unless otherwise approved in writing * No subleasing permitted * Guests allowed only for short visits unless approved by landlord Shared Spaces Tenants may access shared common areas including: * Kitchen * Living room * Laundry area * Bathroom upstairs with one other tenant All shared spaces must be kept clean after use. House Rules 1. Quiet hours are from 10:00 PM to 8:00 AM. 2. No smoking inside the property. 3. No illegal drugs or illegal activity permitted on the premises. 4. Tenants are responsible for cleaning up after themselves. 5. Respect for all roommates and neighbors is required. 6. No pets preferred unless approved by landlord. 7. Parking is street parking only. Maintenance and Damages Tenants must notify landlord of any maintenance issues promptly. Any damages caused by tenant negligence may be charged to the tenant. Termination Either party may terminate the lease by providing: * 30 days written notice for month-to-month agreements * Early termination fees may apply during fixed lease terms Move-Out Conditions Tenant agrees to: * Remove all personal belongings * Return keys * Leave room in clean condition
