TERM OF STAY - 30+ DAYS This is a temporary housing agreement. Guest agrees to vacate the property on the check-out date unless an extension is agreed to in writing by both parties. RENT Total Monthly Rent: $1600 due the day of move in Payment Terms (check one): Monthly Paid in full prior to move-in First Payment Due Date (day before move in) Accepted Payment Methods: Zelle (preferred) Venmo / Cash App Late Fee: $50 after 5 days past due. SECURITY DEPOSIT Security Deposit Amount: $500 due to hold the property before moving in Due prior to move-in Refundable within 5 days after move-out Subject to deductions for damages, missing items, or excessive cleaning UTILITIES & FURNISHINGS The following are included in rent: Electricity Water Internet/WiFi Trash Furnishings Guest agrees to use utilities responsibly. PROPERTY USE This is a private basement apartment within a residential home Maximum occupancy: 2 people No subleasing or unauthorized occupants HOUSE RULES Guest agrees to: Maintain a clean and respectful environment Observe quiet hours between 10pm and 6am No smoking inside the property Follow parking instructions provided PET / HOME ENVIRONMENT DISCLOSURE Host discloses that a dog resides in the home above the unit. Occasional daytime noise may occur. By signing, Guest acknowledges and accepts this condition. MAINTENANCE & DAMAGES Guest agrees to: Report any issues promptly Be responsible for damages beyond normal wear and tear CANCELLATION / EARLY TERMINATION Guest agrees to provide at least 15 days' notice for early termination Deposit may be forfeited if terms are not met LIABILITY Host is not liable for: Loss of personal belongings Injuries occurring on the premises Guest agrees to use the property at their own risk NO TENANCY INTENT This Agreement is for temporary lodging only and does not create a long-term tenancy. Guest agrees to vacate the property at the end of the agreed term.
