Lease terms

Minimum Lease Duration: 12 months Parking: This unit has off street parking space for a smaller vehicle in a carport. If you have a larger vehicle there is street parking available on the street in front of the main unit. This unit is accessed from the alley side. Utilities: Owner pays for water, trash and sewer. Tenant will be responsible for electric and internet services. Rental Insurance: Tenant must carry rental insurance with the minimum coverage limit of $250,000 Tenant(s) must furnish proof of coverage prior to start of lease. Policy must cover any animals on the tenant has. Smoking: Smoking is prohibited inside of the property, this includes any form of vaping as well. Smoking outside is allowed but cigarette butts and other waste from smoking must be disposed of in a dedicated container and should not be disposed of in garbage cans as this can cause fires. Waste from smoking should not be disposed of elsewhere on the (i.e. yard). Pets: 1 small dog (under 40lbs) allowed No cats allowed No livestock allowed (e.g. chickens, pigs, goats, etc.) Lawncare/landscaping/outdoor furniture: Owner covers that lawn/landscaping upkeep. Only furniture made for outdoor use may be utilized outdoors. Occupancy and visitors: All tenants 18 years of age or older must complete a rental application Any visitors who occupy the property for more than 28 days will be considered a tenant and must complete a rental application Rent Payment: Zillow electronic payment is the method of choice. Cash will not be accepted for any payments Tenants will be charged late fees as outlined in their lease for late rent payments. Tenants will be required to pay any bank fees associated with checks returned for insufficient funds on top of the associated late fees
