Application & Screening Fees Application Fee: $50 per adult applicant (nonrefundable) Covers credit, background, and eviction screening. Processing / Administrative Fee: $100 (nonrefundable) Covers verification of income, rental history, and lease preparation. 2. Move-In Fees Cleaning Fee: $200 (nonrefundable) Includes professional cleaning and sanitization prior to move-in. Key / Lock Change Fee: $35 Charged if keys, remotes, or access codes need replacement. 3. Monthly Fees Maintenance Service Fee: $15 per month Helps cover preventative maintenance such as HVAC filter delivery and pest control. Online Payment / Portal Fee: $5 per month (if applicable) For tenants using electronic payment systems. 4. Late & Returned Payment Fees Late Rent Fee: 5% of monthly rent if payment is received more than 3 days after the due date. Returned Payment Fee: $40 for any returned or failed payment (NSF, declined ACH, etc.). 5.
