Stay Requirements: This rental is offered on a weekly basis with a three week minimum stay. Shared Areas: Guests have shared access to the laundry room and kitchen, with kitchen use permitted for light or moderate cooking depending on the type of food preparation. House Standards: This is a no smoking property. A no shoes indoors policy is preferred to maintain cleanliness and flooring quality. Outdoor & Walkway Lighting: Exterior house and walkway lighting will operate from sunset until 10 PM, with the option to extend lighting hours through the provided app. Quiet Hours: Quiet hours are observed from 10 PM to 7 AM to ensure a peaceful environment for everyone in the home. Guest & Visitor Policy: The rental is for single occupancy only. No overnight guests and no unapproved visitors are allowed. Parking: Guests may park in the designated street area without blocking neighbors, mailboxes, or trash bins. Security Deposit Refund: The security deposit is partially or fully refundable based on the condition of the room and furnishings at move out. Deductions may be made for unpaid rent, damages beyond normal wear and tear, missing items, or excessive cleaning required to return the unit to its original condition. The remaining balance of the deposit will be returned within 21 days, along with an itemized statement of any deductions, in accordance with California Civil Code 1950.5. A complete Information Sheet and House Rules packet will be provided at check in, including all details regarding shared spaces, amenities, expectations, and property guidelines.
