Lease terms

All adult applicants, aged 18 or older, must pass a mandatory credit, criminal, and eviction background check. Renter must provide proof of income, have a minimum credit score of 670 and provide previous rental history references (disqualification for prior evictions or landlord-tenant disputes within the last 5-7 years). Renter is responsible for first month's rent and deposit at the time of application approval. Renter is responsible for all utilities. Renter is responsible for maintaining lawncare including, but not limited to mowing, edging, trimming, blowing, bagging and disposing of clippings etc. Owner willing to take care of lawncare needs for an additional $45.00 per service. Owner will replace, or provide an air filter for replacement each quarter. 100% smoke-free property. No smoking allowed. No pets of any kind, including, but not limited to dogs, cats, birds, reptiles, rodents, fish etc. No street parking. Maximum occupancy for this 3-bedroom home is strictly limited to 6 person's total. Single-household residential lease. Subletting, roommate assignments, or room-by-room rentals are strictly prohibited. All residing adults must pass a background check and be named leaseholders. Guests may not stay longer than 7 consecutive days or a total of 14 days in any 12-month period without prior written approval. 12-month lease.
