Tenant Responsibilities Tenant is responsible for: - Electricity, water, sewer, trash, internet/cable, and any other utility services. - Routine lawn maintenance, mowing, edging, and weed control. - Replacing HVAC air filters every 60 90 days. - Maintaining cleanliness of the property. - Promptly reporting any maintenance issues or water leaks. - Minor maintenance items such as light bulbs, smoke detector batteries, and routine upkeep. Landlord is responsible for: - Major systems repairs (HVAC, plumbing, electrical, roof, structural issues). - HOA dues. - Property taxes and homeowner's insurance. Renter's Insurance - Tenant must maintain renter's insurance throughout the lease term. - Minimum liability coverage of $100,000 is required. - Proof of insurance must be provided prior to move-in and upon renewal. Security Deposit - Security deposit equal to one month's rent. - First month's rent and security deposit due prior to move-in.
