Rent is due on the first of every month with a five day grace period before a late fee applies. A security deposit equal to one month's rent is required at move-in and will be held in a separate account and returned within fifteen days of move-out if there are no damages. Only the approved tenants may live in the property and no subletting is allowed. Tenants are responsible for all utilities and must carry renters insurance throughout the lease. The property must be kept clean and in good condition, and any damages beyond normal wear and tear are the tenant's responsibility. Pets must be pre-approved and are subject to an additional deposit and monthly pet rent. No smoking is allowed on the premises and quiet hours are observed between ten at night and eight in the morning. At least twelve hours notice will be given before the landlord enters the property except in emergencies. A thirty day written notice is required from either party to end the lease and early termination will result in a two month penalty. All tenants must follow HOA rules and any violations are the tenant's responsibility.
