Lease terms

No subleasing, lease assignments, or short-term rentals (including Airbnb, VRBO, or similar platforms) are permitted. No alterations, painting, installations, or modifications to the property are allowed without prior written landlord approval. All occupants 18 years of age or older must be listed on the lease. Unauthorized occupants or long-term guests are not permitted without landlord approval.Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, and any other services. Tenant is responsible for lawn care, mowing, weed control, trash removal, and snow removal. No smoking or vaping inside the home. Pets are allowed with landlord approval. A non-refundable pet fee of $300 per pet applies. Tenant is responsible for any repair or maintenance costs under $75. Repairs exceeding $75 must be reported to the landlord. The property must be returned in clean condition at move-out. Cleaning, trash removal, and disposal of personal belongings are the tenant's responsibility. Applicants are subject to background, credit, rental history, and income verification. Tenant is responsible for keeping the property clean and sanitary throughout the lease term. Upon move-out, the property must be returned in clean condition. All personal belongings and trash must be removed from the property.
